    What documents do you need for a rental application in Germany?

    Almost every application needs a completed tenant self-disclosure (Mieterselbstauskunft), proof of income, a creditworthiness check (e.g. the free SCHUFA data copy) and – if you have one – a confirmation of no rent arrears. Depending on your situation you add more, such as an enrolment certificate for students or tax assessments for the self-employed.

    Do I have to hand over a copy of my ID?

    Show yes, hand over permanently usually no. It's normally enough to show your ID or bring a copy with unnecessary details blacked out. Don't give away sensitive documents needlessly – your data is yours.

    Should I include a photo with my application?

    A photo is not required, but many applicants include one because it makes the application feel more personal. If you use one, it should look friendly and professional – not a selfie, plain background, good light. Leaving it out does not automatically hurt your chances; a strong letter counts for more.

    What proof do self-employed applicants need?

    Instead of payslips: the income tax assessment for the last one to two years, a business evaluation (BWA) and recent bank statements. That makes a stable income credible even without a permanent contract.

    Should I send all documents right away?

    Keep the full set ready, but don't flood the landlord unasked. At first contact it's often enough to say the documents are available; provide the complete set quickly once there's real interest.
